Looks like we are almost out of the quarantine in New Hampshire! How has the market changed in the past couple months? Right now we have an inventory crisis in most price ranges and towns.... there is just NOT enough housing inventory and serious buyers are out there waiting for the "right property" to come on the market.
Below is a snap shot of Manchester & major surrounding towns, wondering how your town compares, CONTACT US to find out. Thinking of buying or selling? We can set up an initial virtual consultation to discuss your needs and what the next step in todays market should be.

Experts are saying: There is a need to monitor young people's mental health status over the long term, and to study how prolonged school closures, strict social distancing measures, and the pandemic itself affect the wellbeing of children and adolescents.
Dr. Amy Mezulis, Chair of the Seattle Pacific University Clinical Psychology Department, said since schools closed because of the COVID-19 outbreak, teenagers are reporting more depression and loneliness.
Mezulis said now that schools are closed for the rest of the year—families need to acknowledge that it’s a loss for many meaningful activities. “What we’re seeing in addition to just loneliness and anxiety, it’s grief. It’s really a loss—these are hopes and dreams that people wait years to celebrate that they’re not going to celebrate.”
From the experts at American Psychological Assocation: With the heightened anxiety and stress on families due to COVID-19, psychologists might see an exacerbation of symptoms in children. Children already struggling with anxiety or depression might experience higher levels of symptoms given the increased anxiety in society as a whole and increased isolation from physical distancing. Children with behavioral difficulties might exhibit increased externalizing behaviors with the higher stress levels and reduced positive outlets. For children with a trauma history, the current health crisis might trigger them and re-activate earlier trauma symptoms. Psychologists should empathize and discuss these issues with children and parents and provide psychoeducation on the possible impact of COVID-19 on symptoms as appropriate.

We've been in quarantine in New Hampshire for about a month now. We had an incredibly strong market in the Greater Manchester area prior to this crisis. How much change has there been? The market in Greater Manchester has not changed all that much! Inventory is still incredibly low in most segments of the market. Buyers are still looking, while some sellers have pulled their homes off the market due to showing concerns, others are still going on the market & selling! Below is a snap shot of Manchester & major surrounding towns, wondering how your town compares, CONTACT US to find out. Thinking of buying or selling? We can set up an initial virtual consultation to discuss your needs and what the next step in todays market should be.

Note in the Manchester & Hooksett areas where we are seeing the "Buyers Market" segments this is directly due to the number of New Construction homes being offered in the price point (not all of them are built / ready to sell homes)

Without question it will surely be one we never forget!
Easter Dinner We know you can’t be with your whole family physically, but there’s nothing stopping you from being together virtually. With Zoom, you can prepare meals over video with your family, or even hold the entire dinner over video conference so it feels like you’re still together. There several other apps out there that offer video conferencing too – Skype, Facebook Messenger & Google Hangouts.
Missing those traditional side dishes because that one person knows how to make it “just right” isn’t in your quarantined home? Zoom with them and cook along side them virtually so you are preparing it together or create a family cookbook to distribute to everyone.

The human toll may forever change families, but the economic impact will rebound with a cycle of downturn followed by economic expansion like we’ve seen play out in the U.S. economy many times over.
Here’s a look at what leading experts and current research indicate about the economic impact we’ll likely see as a result of the coronavirus. It starts with a forecast of U.S. Gross Domestic Product (GDP).
According to Investopia: “Gross Domestic Product (GDP) is the total monetary or market value of all the finished goods and services produced within a country’s borders in a specific time period. As a broad measure of overall domestic production, it functions as a comprehensive scorecard of the country’s economic health.”
When looking at GDP (the measure of our country’s economic health), a survey of three leading financial institutions shows a projected sharp decline followed by a steep rebound in the second half of this year:

A recent study from John Burns Consulting also notes that past pandemics have also created V-Shaped Economic Recoveries like the ones noted above, and they had minimal impact on housing prices. This certainly gives hope and optimism for what is to come as the crisis passes.
With this historical analysis in mind, many business owners are also optimistic for a bright economic return.
A recent PricewaterhouseCoopers survey shows this confidence, noting 66% of surveyed business owners feel their companies will return to normal business rhythms within a month of the pandemic passing, and 90% feel they should be back to normal operation 1 to 3 months after.
Bottom line: Lives and businesses are being impacted by the coronavirus, but experts do see a light at the end of the tunnel. As the economy slows down due to the health crisis, we can take guidance and advice from experts that this too will pass.

Expert insights are painting a bright future for housing when the economy bounces back – and it will.
We may be facing challenging economic times today, but the housing market is poised to help the economy recover, not drag it down.
Let’s connect to make sure you’re informed and ready when it’s time to make your move.

If you can only pay a portion of your mortgage or cannot pay it at all you should be contacting your mortgage servicer immediately. Call centers are experiencing high call volume and you may be on hold for a while.
Do you have an FHA loan? CLICK HERE to see your options for relief.
A new federal law, the Coronavirus Aid, Relief, and Economic Security (CARES) Act, puts in place two protections for homeowners with federally backed mortgages:
A foreclosure moratorium
A right to forbearance for homeowners who are experiencing a financial hardship due to the COVID-19 emergency.
Do you have FREDDIE MAC backed mortgage CLICK HERE TO CHECK
Freddie Mac loans have the following crisis relief, which can be obtained by contacting your loan service provider directly:
Ensuring payment relief by providing forbearance for up to 12 months
Waiving assessments of penalties or late fees
Halting all foreclosure sales and evictions of borrowers living in homes owned by the company until at least May 17, 2020
Suspending reporting to credit bureaus of past due payments of borrowers who are in a forbearance plan as a result of hardships attributable to this national emergency
Offering loan modification options to provide mortgage payment relief or keep those payments the same after the forbearance period
If you don’t have a federally backed mortgage, you still may have relief options through your mortgage servicer.
NEW HAMPSHIRE UNEMPLOYMENT
Unemployment insurance benefits have been expanded during this crisis, including self-employed individuals and decreased waiting periods.

Mon-Fri 8 a.m. to 8 p.m. and Sat/Sun 9 a.m. to 5 p.m.
CARES Act: Unemployment benefits for independent contractors; disaster loans
The CARES Act dramatically increased the role of the Small Business Administration (SBA) in efforts to assist U.S. businesses impacted by the COVID-19 crisis. Among the vehicles for these relief efforts are: extended unemployment benefits for self-employed individuals; and the SBA 7(a) Paycheck Protection Program loans and SBA 7(b)(2) Economic Injury Disaster Loans, both of which are available to businesses with 500 or fewer employees that have been negatively impacted by the crisis. Each of these additional provisions is explained below.
UNEMPLOYMENT BENEFITS FOR SELF-EMPLOYED (SUBTITLE A OF TITLE II)
· Self-employed individuals, independent contractors, and other individuals who are unable to work as a direct result of COVID-19 public health emergency and would not qualify for regular unemployment benefits under state law may be eligible to receive “Pandemic Unemployment Assistance.”
This excludes individuals who have an ability to telework with pay or individuals who are receiving sick leave or other paid leave benefits.
· The unemployment assistance is available to individuals who are unemployed, partially unemployed, or unable to work for each week (up to 39 weeks) impacted as a result of COVID-19 between Jan. 27 and December 31, 2020.
· These benefits will be administered by the states, in accordance with this new Federal law.
· There is a maximum of 39 weeks of assistance, where the amount is equal to what is authorized under the state unemployment compensation law, plus an additional $600 per week for up to four months.
The first step is that the applicant must qualify. An individual qualifies if (1) he/she is self-employed, seeking part-time employment, does not have sufficient work history or otherwise would not qualify for regular unemployment benefits; and (2) he/she self-certifies that they are unemployed or partially unemployed due to any of the following COVID-19 related issues:
· The individual has been diagnosed with COVID-19 or is experiencing symptoms and seeking a medical diagnosis;
· A member of the individual’s household has been diagnosed with COVID-19;
· The individual is providing care for a family member or household member who has been diagnosed with COVID-19;
· The individual is the primary caregiver for a child or other person in the household who is unable to attend school or another facility as a direct result of COVID-19;
· The individual is unable to reach the place of employment because of a quarantine imposed as a direct result of COVID-19;
· The individual is unable to work because a health care provider has advised the individual to self-quarantine due to COVID-19 concerns;
· The individual was scheduled to commence employment and does not have a job or is unable to reach the job as a direct result of COVID-19;
· The individual has become the breadwinner or major support for a household because the head of household has died as a direct result of COVID-19;
· The individual has to quit their job as a direct result of COVID-19; or
· The individual’s place of employment is closed as a direct result of COVID-19.
An individual does not qualify if he/she can telework with pay or if he/she is receiving paid sick leave or other paid leave benefits.
Benefits are available from Jan. 27, 2020 through December 31, 2020 – not to exceed 39 weeks.

Benefits include the weekly benefit amount (calculated under Federal Law – because they would not qualify under state law), plus a weekly $600 supplement.

The weekly $600 supplement is available only through July 31, 2020.

SBA 7(a) PAYCHECK PROTECTION PROGRAM (PPP) (Section 1102 & 1106)
· Businesses with 500 employees or fewer (or that qualify as a small business concern based upon the SBA’s size standard for the applicable industry), including sole proprietors and independent contractors, are eligible for SBA 7(a) loans in response to COVID-19 covering expenses for the period of February 15, 2020 through June 30, 2020. The CARES Act appropriates $349 billion to cover these loans.
· The loan amount will be 250 percent of the average payroll costs/month for the year prior to the loan, up to $10 million. For businesses not open yet in that period, the SBA will look at earlier receipts from 2020.
· 7(a) loans can be used for:
Payroll costs, including for independent contractors and employees who work on commission;
Rent/Mortgage interest;
Utilities; and
Interest on other debt obligations incurred prior to February 15, 2020.
· All or a portion of these loans will be forgivable for businesses that maintain at least 75% of the average payroll levels as in the previous year and certain employee levels based upon specified criteria; forgivable amounts phase out as employer’s payroll levels drop below that.
· The bill also increases the SBA “Express Loan” limit from $350 thousand to $1 million until January 1, 2021.
CPAs, attorneys and banks will need to be consulted in order to put an application together as there are many details in the law about how to calculate “average monthly payroll” and how to document the loan forgiveness calculation.
For more information here is link: Paycheck Protection Program
EMERGENCY ECONOMIC INJURY DISASTER LOAN (EIDL) GRANTS (SECTION 1110)
· Businesses with 500 employees or fewer, or a small business concern under the SBA’s size standard, including sole proprietors, independent contractors, cooperatives and Employee Stock Ownership Plans are eligible for Economic Injury Disaster Loans (EIDL) during the covered period of January 31 to December 31, 2020 in response to COVID-19.
· The business must show hardship due to the Coronavirus.
· The Economic Injury Disaster Loans are available for up to $2 million dollars for businesses.
· During the covered period, SBA may determine loan eligibility based solely on the applicant’s credit score or use of an alternative appropriate method for determining an applicant’s ability to repay.
· The SBA must waive any personal guarantee on loan advances or loans under $200,000, the requirement that the applicant needs to be in business for the 1-year period before the disaster and that an applicant be unable to obtain credit elsewhere.
· Legislation provides $10 billion in funding to provide an emergency advance of up to $10,000, which is forgivable debt, to small businesses within 3 days of the business applying for the Economic Injury Disaster Loan (EIDL).
· The SBA may advance $10,000, which is forgivable debt, to small businesses within 3 days of the business applying for the Economic Injury Disaster Loan (EIDL).

2020-04-01T08:29:00-07:002020-04-01T10:26:30-07:00Karin Provenchertag:nhrealtygals.com,2012-09-20:1556Real Estate in New Hampshire during Covid-19This blog is a copy of a letter we sent to all of our current and past clients today, we deemed it was essential information to send out to all New Hampshire residents...
To Our Friends, Clients, and Colleagues:
It has been an unprecedented past few weeks as our world faces historic challenges with the growing COVID-19 (coronavirus) pandemic. First and foremost, we wish to send our love and support. To our clients, please know that we will continue to serve your every real estate need, according to all social distancing best practices laid out by the CDC and will do everything we can to offer our knowledge and support. With that in mind, On March 26, the governor issued a stay-at-home order, effective at 11:59 p.m. Friday, March 27. Also, nonessential businesses were ordered to close and remote learning was extended to at least May 4. Real estate professionals (e.g. agents, mortgage officers, et al.) deemed as essential services during this current hardship. We at NH Realty Gals recognize the seriousness of this announcement and will conduct ourselves accordingly.
Over the past week, we’ve received a number of calls and emails inquiring about how we are conducting business during this time.
FOR BUYERS:
We live in a digital age of real estate where information is abundant and available at your fingertips, without even leaving your home. CREATE A SEARCH CLICKING HERE
We have always offered Facetime for our relocating clients in addition we now offer 360 photo tours as a way of virtual viewing a home
Social distancing practices during in person showings, including protection such as gloves, shoe covers and hand sanitizer. The New Hampshire market has been incredibly strong, and this current COVID-19 crisis may slow down the market enough for an active buyer to have a greater opportunity to secure a home purchase, with less competition from other buyers.
Online buyer consultations, if your ready to stop renting after this quarantine and be in your own home, we can zoom meet and walk you through the process of being ready to buy when this crisis is over
FOR SELLERS:
NH Realty Gals owns both a Matterport & Ricoh 360 cameras, we have been offering at no charge Matterport 3D virtual tours for the past 2 years on some listings, we now offer these tours on every listing, this allows buyer to take a virtual tour of the property before they decide to look at the house, this also includes a Virtual Realty tour link for those buyers with virtual realty goggles they can “walk through” the property from their home.
Safe showing practices during in person showings, including protection such as gloves, shoe covers and hand sanitizer at your property.
Controlled time showings, no “over lapping appointments”, a strict time schedule will be enforced, although we are seeing a slowing down of the market, especially in the upper tier price point, the “starter home” market is remaining strong, this weekend NH Realty Gals were out showing new listings and we are still seeing a line up of showings and multiple offers in some cases.
Safety Guide for sellers, providing you a checklist and guidance to ensure safety when your house is being shown.
Online selling consultations, prior to meeting safely face to face we offer zoom meetings to discuss your selling needs, strategy and the specifics of your market price point and location.
If you have questions about buying or selling real estate, NH Realty Gals would be delighted to schedule a virtual consultation to discuss the options. We will continue to monitor and adhere to guidelines set forth by our local, state, and national governments, as well as leading real estate industry authorities. We are here to assist you in every way possible and are committed to providing you with the utmost service and guidance moving forward. On behalf of NH Realty Gals we send our love, prayers, and best wishes for the health of you and your loved ones. We will get through this together.

As a REALTOR® I often work remotely, and I have friends and colleagues who do it, too. We all face unique challenges, not only because we have different personalities, but also due to our various lifestyles and family structure. Still, many of the core issues we face working remotely are the same.
With the quarantine everyone who is trying to work remotely is figuring out where to work, when to work, and how to create boundaries with work and personal life. Here are tips to hopefully help you stay productive and maintain balance and a more productive remote-working life:
Create a Morning Routine – Mental and physical health is so important at this time, so working out should be in your morning schedule, even a quick 15 minute walk or yoga practice, check out our HOME WORKOUT BLOG for routines. Wake up, shower and get dressed for work. Do you have children at home? They should be getting dressed for school each day too, this will help put them in the correct mindset for their at home learning.
Create & Post Schedules – A schedule for the week should be created with flexibility for each day and the ups and downs it may bring. The night before sit down and refine the schedule as needed, create a to do list and include household tasks and meals in your schedule. By including household chores, you can tackle these during your breaktimes from work, then you don’t feel them looming over you while you are trying to focus on work. Including your meal plan is one less thing that may distract you from your workday focus. Understand what you can realistically do in the time allotted, list essential tasks first. Having your children’s school schedule handy when creating yours is important, if you have a meeting when they have downtime or a lesson you need to assist with make the needed adjustments. When you have scheduled meetings, here are some ideas to keep them occupied: reading time, puzzle time, outdoor time and when all else fails… screen time. Be sure all schedules are posted where everyone can see them, children have a fear of the unknown, posting schedules will help ease their anxiety.
Create a Workspace - Create a mini-office where you can focus on work. It doesn’t have to be large: a specific area of the kitchen counter, hallway desk, or the dining room table. A dedicated workspace helps create familiarity and discipline in your day. Once you create a spot for work, don’t let the mess of everyday life take over. Make sure at the end of the workday things are picked up, everything is sorted and organized, and the surface is wiped down. Leave the at home office area when the workday is done so in the morning you can arrive at your clean, organized workspace. Remember…a clear desk equals a clear head!
Take Scheduled Breaks - Giving yourself breaks is incredibly important to let your brain and body relax. Do not work yourself to the bone without letting yourself take a break away from screens, meetings and work. Take a 15-minute walk, cross one of the household chores off your to do list, go make some lunch or catch up with a loved one on the phone. This is the one I am trying to focus on during this quarantine, I struggle to put work down… Don't short-change yourself during breaks, especially your lunch hour. Studies have shown that breaks can improve productivity levels and ability to focus.
Set Ground Rules It’s important to set some ground rules when working from home with people who share your space. If you have children who are home from home from school, they need clear (preferable posted) rules about what they can and cannot do during your work time. Make sure everyone in the household has a schedule, take advantage of nap time, “recess” outdoor time and make sure you have quiet time and reading time built into your children’s schedule.
Don’t Hesitate for Ask for What you Need During this quarantine ask your employer for what you need, within reason, you may be working remotely for weeks. Most companies will help support your work-from-home setup and what you to be comfortable doing your job including the right laptop, software and printer.
Add a little Something Special Whether it’s essential oils, a candle, plant, or fresh misting spray, sometimes it’s the small things that make a difference when you’re working from home. Plants, in particular, can provide a nice visual distraction in the digital age. For me, I know I’m supposed to take breaks and walk outside when I work from home, but some days I’m so busy it doesn’t happen. When I have a few plants in view, however, it brings a bit of that outdoor feeling to my desk. Great smelling accessories can also help create a soothing environment, in my NH Realty Gals office I have aromatherapy machines set up, I think I am going to bring one of them home during this quarantine! Aromatherapy has been shown to regulate emotions, reduce stress, and make you more attentive and alert.
REMEMBER THIS cherish the extra time we get to spend with family, be excited about creating more happy, unforgettable memories… If your family is not at home with your consider facetime, zoom.us, skype or a Facebook group… I did this snapshot from happy hour last night with a group of amazing friends, even my dog, Monki, got in on it…
